Title:Nova centralnost Melja: Center kreativnih umetnosti CEKUM

Abstract:Sredi 19. stoletja je prihod Južne železnice v Maribor omogočil razvoj industrijskih območij v mestu. Ena najstarejših industrijskih con je nastala v Melju, kjer je obratovalo več tekstilnih tovarn. Po osamosvojitvi je industrijska cona propadla in propada že zadnjih 20 let. Urbanistična zasnova mesta Maribor predvideva selitev industrije in urbano regeneracijo Melja, ki bi zaradi bližine prometne infrastrukture in lokacije ob centru mesta tvoril ključno razvojno površino. Urbana regeneracija Melja se v zadnjih dveh desetletjih ni izvedla. Magistrsko delo predlaga primer urbane regeneracije jugovzhodnega dela Melja s kulturnimi programi in s stanovanjskimi območji v zaledju. Kulturni programi se povezujejo v novo centralnost. Urbana regeneracija predpostavlja povezovanje Melja s preostalo mestno strukturo prek novih prometnih povezav ter javnih odprtih prostorov. V prostorih nekdanje Mariborske tekstilne tovarne je predvidena ureditev Centra kreativnih umetnosti. Novi objekti izboljšujejo urbanotvornost prostora, kvalitetni stari objekti se prenovijo, nekvalitetni objekti pa porušijo. CEKUM izkorišča potencial javnih odprtih prostorov. Nekdanji industrijski objekti zaradi svoje velikosti in konstrukcije omogočajo ureditev večnamenskih prostorov. V severnem delu območja nekdanje MTT se vzpostavi večnamenski objekt s prostori za odrske umetnosti, galerijo, mediateko, lokale in kavarno. Novogradnja oblikuje stranico novega vstopnega trga.

Title:New Centrality of Melje: Center of Creative Arts CEKUM
Abstract:In the mid-19th century, the arrival of the Southern Railway in Maribor enabled the development of industrial areas in the city. One of the oldest industrial zones was established in Melje, where several textile factories were in operation. After independence, the industrial zone fell into disrepair and has been decaying for the last 20 years. The urban design of Maribor foresees the relocation of industry and the urban regeneration of Melje, which would form a key development area due to its proximity to transport infrastructure and its location next to the city centre. The urban regeneration of Melje has not been implemented in the last two decades. The master's thesis proposes an example of urban regeneration of the south-eastern part of Melje with cultural programmes and residential areas in the surroundings. The cultural programmes are integrated into a new centrality. Urban regeneration presupposes the connection of Melje with the remaining urban fabric through new transport links and public open spaces. The development of a Centre of Creative Arts is foreseen in the former Maribor Textile Factory. New buildings improve the urban form of the area, old buildings of good quality are renovated, and old buildings of poor quality are demolished. CEKUM utilises the potential of public open spaces. Due to their size and construction, former industrial buildings allow the creation of multifunctional spaces. A multi-purpose facility with spaces for performing arts, a gallery, a media centre, cafés, and bars is created in the northern part of the former MTT site. The new building forms the side of the new entrance square.
