Title:Finančna analiza investicije v hladilnico s kontrolirano atmosfero

Abstract:Na svetovni ravni se je od leta 1990 pridelava ameriških borovnic (Vaccinum corymbosum L.) povečala za štirikrat. V Sloveniji je trenutno posajenih nekaj deset hektarjev nasadov ameriških borovnic. Največ na Ljubljanskem barju, kjer se pridelava kljub ugodnim razmeram in povpraševanju ni zelo razširila. Zaradi kratke sezone obiranja in presežkov na trgu v poletnih mesecih se lahko v hladilnici s kontrolirano atmosfero podaljša obstojnost plodov ter izven sezone potencialno dosega višje prodajne cene. V magistrskem delu je s pomočjo razvitega simulacijskega modela ocenjena ekonomika 10 ha velikega nasada ameriških borovnic in investicija v hladilnico s kontrolirano atmosfero po metodi neto sedanje vrednosti (NSV). Zaradi spremenljivih razmer na trgu in nihanja letnih pridelkov so analizirani trije scenariji, v katerih sta ključni spremenljivki predvidena prodajna cena za kilogram ameriških borovnic in hektarski pridelek. Pridelava je s finančnega vidika v vseh analiziranih scenarijih upravičena. Za prvi scenarij je ocenjen najvišji koeficient ekonomičnosti (KE = 1,23), najnižji ocenjeni KE je v primeru tretjega scenarija (1,02). Ocenjena NSV znaša po desetih letih ob 4% diskontni stopnji pri prvem scenariju 408.027 €, pri drugem scenariju -175.027 € in pri tretjem scenariju 163.447 €. Rezultati so pokazali, da se investicija povrne v predpostavljenem času samo v primeru prvega in tretjega scenarija.

Title:Financial analysis of investment in controlled atmosphere cold storage
Abstract:Since 1990, the production of northern highbush blueberry (Vaccinium corymbosum L.) has increased fourfold on a global scale. Currently, there are a few tens of hectares of northern highbush blueberry plantations in Slovenia. Most of them are in Ljubljana Marshes, where production, despite favorable conditions and high demand, did not expand widely. Due to the short harvesting season and a market surplus during summer months, a controlled atmosphere cold storage can increase the durability of fruit and potentially lead to higher sales prices off-season. In the master's thesis, the economy of a 10 ha sized northern highbush blueberry plantation and an investment in a controlled atmosphere cold storage are assessed with the help of the developed simulation model and using the net present value (NPV) method. Due to changeable market conditions and fluctuations in annual yields of produce, three scenarios were analyzed in which the key variables were the anticipated sales price for a kilogram of northern highbush blueberry and fruit yield per hectare. The production is justifiable from the financial aspect in all analyzed scenarios. The Coefficient of Economics was rated the highest in the first scenario (CE = 1.23); it was rated the lowest in the third scenario (CE = 1.02) The assessed NPV after ten years in accordance with 4% interest rate amounts to EUR 408,027 in the first scenario, EUR -175,027 in the second and EUR 163,447 in the third scenario. The results showed that the investment is repaid in the predicted time only in the case of the first and the third scenario.
