Title:Upravljanje in vzdrževanje večstanovanjskih stavb s podporo programa iBuilding

Abstract:V magistrskem delu je prikazana izvedba postopka planiranja vzdrževalnih del s pomočjo programa iBuilding, osnovana na primeru treh večstanovanjskih stavb v naselju Studenški izviri v Mariboru. V teoretičnem delu je predstavljeno področje upravljanja in vzdrževanja večstanovanjskih stavb. Opisana so pomembnejša določila aktualne zakonodaje, pravilnikov in ostale regulative, ki urejajo področje upravljanja in vzdrževanja večstanovanjskih stavb. Poudarek je na vzdrževanju večstanovanjskih stavb, v okviru česar so predstavljeni aktualna zakonodaja, vrste in načini vzdrževanja v času dobe obratovanja stavbe ter upravnikove naloge in dolžnosti. V nadaljevanju je predstavljen program za upravljanje in vzdrževanje večstanovanjskih stavb iBuilding ˗ opisani so postopki, nujni za vzpostavitev programa, ki omogoča izdelavo planov vzdrževanja. V aplikativnem delu so podani opis in predstavitev obravnavanih stavb ter povzetki iz Navodil za obratovanje in vzdrževanje. Predstavljen je tudi upravnikov Načrt vzdrževanja za leto 2017, ki se je poleg Navodil za obratovanje in vzdrževanje upošteval pri izvedbi postopka planiranja vzdrževalnih del s pomočjo programa iBuilding. Zaradi različnih načinov vzdrževanja so za obravnavani primer ustvarjeni trije različni plani vzdrževanja za leto 2018.

Title:Management and maintenance of residential buildings supported by iBuilding software
Abstract:The master's thesis presents the execution of planning the maintenance work procedure by means of the iBuilding software used for three residential buildings in the »Studenški izviri« settlement in Maribor. The theoretical part focuses on the management and maintenance of residential buildings. Important provisions and regulations, which manage the field of the residential buildings management and maintenance, are presented and described. The emphasis is on the maintenance of residential buildings, specifically the current legislation, types and methods of maintenance, and facility manager’s tasks and duties during the operation of a building. Hereafter, the program iBuilding for the management and maintenance of residential buildings with all the procedures required for the establishment of the program enabling the design of maintenance plans is presented. The application part includes the description and presentation of the studied residential buildings as well as a summary of Operating and Maintenance Instructions. Besides the Operating and Maintenance Instructions, the facility manager’s Maintenance Plan for 2017 has also been take into account in the execution of the planning maintenance works with the iBuilding software. Three different maintenance plans for 2018 were created for these particular studied residential buildings due to different possible methods of the maintenance.
