Title:Vrednotenje vseživljenjskih stroškov pri trajnostni prenovi večstanovanjske stavbe

Abstract:V magistrskem delu bomo predstavili pomen trajnosti v gradbeništvu, podali primer trajnostne prenove večstanovanjskega objekta po načelih trajnosti, prikazali ekonomsko analizo diskontiranih stroškov ter predstavili stroške življenjskega cikla stvabe (LCC analiza - Life cycle costing analysis). Izpostavili bomo problematiko vplivov na okolje v gradbenem sektorju ter trajnostno gradnjo kot možnost rešitve omenjene problematike. Teoretično bomo predstavili trajnostno gradnjo, trajnostno načrtovanje in materiale pri različnih elementih stavbe. Prav tako bomo povzeli že obstoječe modele za vrednotenje trajnostne gradnje ter podali teoretične osnove analize stroškov vseživljenjskega cikla. Opisali bomo obravnavano večstanovanjsko stavbo, predstavili njene tehnične lastnosti ter prikazali trenutno stanje porabe energije. Podali bomo predloge ukrepov za izboljšanje energetskega stanja ter jih analizirali. V zadnjem delu bomo izvedli še ekonomsko analizo predlagane prenove, v kateri bomo glede na izračunane letne donose, ki predstavljajo preprečene stroške porabe toplotne in električne energije, če trajnostna prenova ne bi bila izvedena, predstavili dobe vračanja po posameznih elementih prenove in celotne stavbe. Sledi izračun neto sedanje vrednosti (NSV) vseživljenjskih stroškov po predlagani prenovi, ki je izdelan na osnovi ocenjenih investicijskih stroškov trajnostne prenove stavbe, ocenjenih vzdrževalnih in obratovalnih stroškov stavbe po prenovi ter izračunanega preostanka vrednosti. Prav tako smo izvedli izračun NSV vseživljenjskih stroškov v primeru, da se trajnostna prenova ne bi realizirala, da smo lahko prikazali primerjavo NSV vseživljenjskih stroškov z in brez prenove.

Title:Life cycle costing in sustainable renovation of a multi-apartment building
Abstract:In this master thesis we will show the importance of sustainability in construction, give an example of energy efficient reconstruction of a multiapartment building in accordance with sustainability principles and present the economic analisys of discounted costs and life cycle costing analysis (LCCA). We will stress the problematics of the effects on the environment in the construction sector and give the sustainable construction as the solution on the mentioned problematics. We will theoretically represent sustainable construction, sustainable planning and materials in different elements of the building. We will also summerize already existing models of sustainable construction evaluation and give theoretical basis of life cycle costing analysis. We will describe a multi-apartment building, show its technical details and represent the current state of the energy use. We will give suggestions about the measures for the improvement of the energy condition to be taken and analize them. In the last part we will make an economic analysis of the suggested renovation in which we will represent the periods of return of the elements of renovation and the building as whole in accordance with the annual revenue, which represent the prevented costs of energy use. Next we will make a calculation of nett present value (NPV) of life cycle costs (LCC) after the suggested renovation, which will be based on the evaluation of the investment costs of the sustainable renovation of the building, of the costs of maintainance and operation of the building after the renovation and the calculated residual value. We will also conduct a calculation of NPV of LCC in a scenario in which sustainable renovation was not realized in order to show the comparison of NPV of LCC with and without the renovation.
