Title:Celovita zasnova projekta vzdrževalnih del s prikazom na primeru večstanovanjske stavbe v Mariboru

Abstract:V diplomskem delu smo na podlagi veljavne zakonodaje ter teoretičnih preučevanj na konkretnem praktičnem primeru prikazali problematiko neustreznega vzdrževanja in upravljanja večstanovanjske stavbe v Mariboru, ki je bila povzročena s strani upravnika stavbe, zaradi nestrokovnega in nenačrtovanega vzdrževanja stavbe. Prikazani in opisani so zakonodajni okvirji pri upravljanju in vzdrževanju večstanovanjskih stavb in rezultati uvedbe projektnega pristopa pri prevzemu večstanovanjske stavbe v upravljanje ter pri izvajanju vzdrževalnih del. Na praktičnem primeru na večstanovanjski stavbi Kopitarjeva ulica 8, Dominkuševa ulica 4, Maribor je prikazan potek celovitega projektnega pristopa od postopkov zamenjave upravnika, do prevzema stavbe v upravljanje s strani novega upravnika, prikaza stanja pred prevzemom stavbe v upravljanje, do priprave in planiranja zastavljenih projektov, ki skupaj predstavljajo program projektov, do prikaza rezultatov po končanem projektu energetske prenove toplotnega ovoja fasade stavbe, ki si jih je nov upravnik zastavil ob prevzemu stavbe v upravljanje.

Title:Comprehensive conception of maintenance work project with case study: apartment building in Maribor
Abstract:In this Diploma Thesis we have, based on the applicable legislation and theoretical research, used a concrete practical example to present issues of inadequate maintenance and management of a multi-dwelling building in Maribor, caused by a facility manager, due to unprofessional and unscheduled building maintenance. Presented and described is a legislative context of facility management and maintenance of multi-dwelling buildings, and the results of introducing project approach when taking over the management of the multi-dwelling building, and executing maintenance works. On a practical example of a multi-dwelling building Kopitarjeva ulica 8, Dominkuševa ulica 4, Maribor, we have presented a comprehensive project approach – facility manager replacement process; building take-over by a new facility manager; presenting pre-take-over condition; preparing and planning of set projects that all together form a program of projects; presenting results after a completed energy-saving renovation of façade thermal control layer that the new facility manager set at building take-over.
