Abstract:Slovenija je po vzoru nekaterih drugih evropskih držav uvedla sistematizirano obdelavo podatkov o vrednosti nepremičnin. Za vsako nepremičnino je bila ocenjena posplošena tržna vrednost, ki je na podlagi množičnih podatkov izračunana aproksimacija tržne vrednosti nepremičnin. Diplomsko delo obravnava množično vrednotenje nepremičnin, s posebno pozornostjo na generalnem vrednotenju nepremičnin, katerega glavni rezultat so modeli vrednotenja nepremičnin za posamezne vrste nepremičnin. V prvem delu so predstavljene značilnosti sistema množičnega vrednotenja nepremičnin, s poudarkom na postopku oblikovanja modelov vrednotenja nepremičnin. V drugem delu diplomskega dela podajamo rezultate raziskave katere namen je bil ugotoviti percepcijo posplošene tržne vrednosti iz sistema množičnega ocenjevanja vrednosti nepremičnin, med udeleženci nepremičninskega trga. Pri tem nas je zanimalo tudi, kakšen vpliv na trg, udeleženci nepremičninskega trga pripisujejo posplošeni tržni vrednosti ter do kakšne mere lahko posplošena tržna vrednost nadomesti individualno ocenjevanje vrednosti nepremičnin.

Title:MASS APPRAISAL OF REAL PROPERTY IN SLOVENIA
Abstract:Like some other European countries, Slovenia has introduced systematised data processing of the real property value. For each property, the generalised market value has been appraised, which is, based on the mass data, the computed approximation of the real property market value. Thesis describes the general real estate valuation which primarily results in mass valuation models. The focus is on general real estate valuation procedure. The first section presents the characteristics of the system of mass valuation of real estate with an emphasis on process property modeling. In the second part of the thesis we present research with purpose to establish the perception of the generalised market value obtained from the real property mass appraisal system among the participants in the real estate market, especially what influence is attributed by the participants to the generalised market value and to what extent can the generalised market value substitute the individual appraisal of property value.
