Title:Aplikacija metodologije določanja ponudbenih cen za stanovanja

Abstract:Stanovanja oz. stanovanjske objekte, ki so rezultat posamične ali serijske proizvodnje, delimo na skupine stanovanj zgrajenih za najem, za trg ali za prodajo z razpisi. S pomočjo osnovne enačbe, strukture ponudbene cen stanovanjskega objekta oz. stanovanja, pojasnimo odvisnost vrednosti posameznih prvin, ki so glavni elementi končne ponudbene cene. To nam tudi pomaga razumeti, kaj vse upoštevamo pri določitvi končne vrednosti. Ločimo med ponudbeno ceno stanovanjskega objekta oz. stanovanja kot celote in ceno stanovanjskega objekta oz. stanovanja na enoto mere. Za aproksimativno ocenitev stroškov gradnje stanovanjskega objekta lahko koristimo metodologijo za izračun vrednosti stanovanj in s tem določanje stroškov gradnje stanovanjskega objekta za neto stanovanjsko površino. Ob tej metodi spoznamo pojme, kot so lokacijski in projektno-tehnični parametri stanovanjskega objekta ter vpliv podražitev pri oblikovanju ponudbene cene.

Title:Application of the methodology of determining the offer prices for apartments
Abstract:Apartment or apartments object, that are made individually or by serial production, we devide them by apartments that are built for rent, for market or for sale by tender. With the basic equation of offer price for apartment, we try to explain dependence of elements in that equation. Those elements have a huge impact on the final offer price of apartment. This equation also helps us to understand what we have to consider to come to the final value. We have to separate offer price of apartment and offer price of apartment on unit of measure. For aproximate assessment of total costs of building an apartment object we can use a method for determine total cost of building an apartment object for net apartment surface. By this special method we get to know concepts like location and project- location parameters of apartment object and what influence on final price has increases by making the final offer price.
